
The Proposed Development
The applicant is committed to delivering a high-quality upgrade and extension of the existing building, providing exceptional office accommodation to attract and meet the needs of discerning occupiers in this part of the central business district. In doing so, the applicant wishes to create a lasting legacy, retaining and improving the existing building for the future.
The existing building structure and exterior will be retained with the exception of the top set-back storey and rooftop plant. Internally, the building will be comprehensively refurbished, with space reconfigured to create high-quality office accommodation to meet modern occupier requirements in terms of sustainability credentials, provision of agile working and socially interactive spaces, to include
a remodelled reception area to the ground floor.
The proposed extension will replace the fourth floor whilst creating one additional floors (Floors 5). In addition, an attractively designed roof terrace is proposed for use by occupiers and visitors of the building.


Basement Level
Within the basement of the building, there will be reconfiguring of the core (creating a Fire Fighting Core including additional Fire Fighting Lift and relative services); reconfiguration of the office space, creating a connection to the ground floor unit, new services, ceiling and floors. External space (lightwell) will be refurbished and commuter facilities relocated to the ground floor. There will also be improvement in the external thermal elements (e.g. external doors and windows).

Ground Floor Level
The core will be reconfigured to create a Fire Fighting Core, including additional Fire Fighting Lift and relative services. There will also be reconfiguration of the office space, creating a connection to the basement unit, new services, ceiling, floors, improved commuter facilities, together with reconfiguration and relocation of reception space, with the addition of a business lounge, and improvement of external thermal elements (e.g. external doors and windows).

Fourth Floor Level
The core will be reconfigured to be a Fire Fighting Core including additional Fire Fighting Lift and relative services. Works will also comprise the demolition of existing external mansard walls and erection of new stone walls, together with new thermal elements (e.g. façade, windows), and refurbishment of the office space including services, ceiling and floors.
